Let’s chat about what’s been happening in the Bay Area housing market this past January, shall we? It’s been quite the start to the year!
First off, we’ve got some numbers that’ll make your head spin – home prices are up a whopping 10.6% from last year. Yeah, you heard that right, we’re talking a median price of $1,100,000. I mean, that’s seven zeros, folks. Bay Area living isn’t for the faint of wallet, but we knew that, didn’t we?
Now, you might be thinking, “Are homes just sitting around waiting for buyers?” Not at all! The Unsold Inventory Index is chilling at a comfortable 2.3 months. It’s not super speedy, but homes aren’t collecting dust either. It seems like there’s just enough time to find your dream home without having to camp outside open houses.
And speaking of time, homes are spending about 31 days on the market on average. It’s enough time to make a decision without having to rush, but don’t dilly-dally too much, or you might miss out!
Sales themselves are steady with Existing Home Sales showing a steady percentage change. It’s like the heartbeat of the market, consistent and strong. It tells us that people are still buying, and the Bay Area continues to be a sought-after spot.
One stat that’s really interesting is the Sales Price to List Price Ratio – sitting pretty at 100.07%. Sellers are getting their asking price, which means it’s a balanced playground for buyers and sellers. You list, and you pretty much get what you ask for – now that’s a sweet deal!
So, there you have it, the Bay Area’s housing market in a nutshell for January 2024. Prices are up, houses are moving at a nice pace, and sellers are smiling all the way to the bank. Whether you’re looking to buy or sell, it’s a great time to jump in. Just make sure you’re ready for the ride!
