The conversations you have with clients today are the foundation for the closings you’ll celebrate tomorrow. In real estate, building genuine connections is everything—it’s not about selling and telling, but showing and sharing. When you engage in meaningful, authentic conversations, you create trust and understanding, which are vital for guiding clients through the buying or selling process. There’s no such thing as a secret agent in this business. The more you connect with your clients, share insights, and stay curious about their needs, the more you set yourself up for success. The relationships you nurture now directly impact the deals you close in the future.
Stay Authentic, Relevant, Knowledgeable, Simple, & Curious
To connect effectively with clients, it’s crucial to stay authentic, relevant, knowledgeable, simple, and curious.
- Authenticity is key because when you’re not being true to yourself, things can feel awkward and forced. For example, I once shot a video with a green screen, and in an attempt to avoid my arms going out of frame, I had to use “T-Rex arms.” Another agent copied the video word for word but mimicked the exact same awkward posture, making it less authentic. He didn’t know the reason for my awkward gestures but he copied it all the same. The takeaway here is that your message must reflect your own personality and style, not someone else’s.
- Relevance comes next—your communication should differ depending on whether you’re talking to an investor, first-time buyer, seller, or homeowner. Make sure your message speaks directly to the needs of your audience. Being knowledgeable is a given, and it’s important to continuously build that knowledge base, whether from team meetings or other learning opportunities.
- Keep things simple—great leaders excel at taking complex ideas and breaking them down into actionable insights.
- Lastly, staying curious makes a significant difference. End your questions with a question mark, inviting the person you’re speaking with to engage in a more open and genuine conversation. Simple questions, such as “How’s the neighborhood treating you?” or “Have you considered investing in real estate?” can keep the dialogue authentic and relevant to the person you’re talking to. Develop your own curiosity-driven questions to further engage your clients.
Here are some simple questions to keep on hand:
“How’s the neighborhood treating you?”
“Have you heard about the latest real estate trends for 2025?”
“If you could choose your dream home in 2025, where would it be?”
“When was the last time you received an updated value on your real estate portfolio?”
“Have you considered investing in real estate for your future?”
Always End an Appointment with an Appointment
To keep the momentum going in your real estate business, it’s essential to always end an appointment by arranging the next one. This shows clients you’re proactive, keeps the conversation flowing, and ensures you’re consistently moving the process forward. Whether it’s a follow-up call, a meeting to discuss next steps, or a tour of potential homes, scheduling the next touchpoint gives your clients clarity and confidence in your commitment. Here are a few simple scripts you can use to close your appointments with purpose:
- Let’s grab coffee and chat about your real estate plans.
- What email can I use to text you more information about the market?
- What’s your address? I will shoot you over a Home Value Report.
- We should schedule time to share this with your spouse, parent, or partner.
- Let’s get you on our listing e-alert.
- I should pop bye and help you prepare.
